Terms of Service

1. Introduction & Acceptance
These Terms of Service (“Terms”) constitute a legally binding agreement between you (“you” or “User”) and Zurently, operated by Shin Park (“Zurently”, “we”, “our”, or “us”). These Terms govern your access to and use of the Zurently platform, including the website, mobile application, and all related services (collectively, the “Service”).
By creating an account, accessing, or using the Service in any way, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, you must not access or use the Service.
2. Service Description
Zurently is a cloud-based property management software-as-a-service (SaaS) platform designed for individual landlords and property managers. The Service is primarily intended for users managing rental properties in Singapore (SG), Taiwan (TW), Hong Kong (HK), and Malaysia (MY).
The platform provides tools for property and tenant management, lease tracking and AI-assisted lease generation, rent collection tracking, expense logging with receipt OCR, maintenance request management, financial reporting, and automated notifications.
We reserve the right to modify, update, or discontinue any feature or aspect of the Service at any time. We will provide reasonable notice for changes that materially affect your use of the Service.
3. Eligibility
You must be at least eighteen (18) years of age to use the Service. By using Zurently, you represent and warrant that you are at least 18 years old and have the legal capacity to enter into a binding agreement under the laws of your jurisdiction.
If you are using the Service on behalf of an organisation, you represent and warrant that you have the authority to bind that organisation to these Terms.
4. Account Responsibilities
When you create a Zurently account, you agree to the following:
- Accurate Information: You must provide truthful, accurate, and complete information during registration and keep your account details up to date.
- Password Security: You are responsible for maintaining the confidentiality of your password and for restricting access to your account. You must use a strong, unique password and must not share your credentials with any third party.
- Account Activity: You are responsible for all activity that occurs under your account, whether or not you authorised it. You must notify us immediately at support@zurently.com if you become aware of any unauthorised use of your account.
- Single Use: Each account is intended for use by a single individual or organisation. You may not share your account or allow multiple parties to use the same account unless your subscription plan expressly permits team access.
5. Subscription Plans & Billing
Zurently offers the following subscription plans, priced in Singapore Dollars (SGD):
- Free: One (1) property with limited features. No credit card required. No expiry.
- Pro: Up to three (3) properties at S$15 per month. Includes AI lease generator, unlimited notifications, tax-ready reports, and priority support.
- Pro+: Up to ten (10) properties at S$35 per month. Includes everything in Pro plus receipt OCR, multi-market support, advanced reports, and document storage.
- Business: Unlimited properties at S$79 per month. Includes everything in Pro+ plus multi-user access, accountant portal, integrations, and API access.
All paid subscriptions are billed on a recurring monthly basis and renew automatically at the start of each billing cycle until cancelled. Payment is processed securely through Stripe, Inc. By subscribing, you authorise us to charge your selected payment method on each renewal date.
You may cancel your subscription at any time through the billing portal in your account settings. Cancellation takes effect at the end of the current billing period, and you will retain access to paid features until then. We do not provide refunds or credits for partial months or unused time within a billing cycle.
We reserve the right to change subscription pricing with thirty (30) days' advance notice to existing subscribers. Price changes will take effect at the start of the next billing cycle following the notice period.
6. Free Tier
The Free tier allows you to manage one (1) property with access to a limited set of features at no cost. The Free tier is provided to help you evaluate the Service and is not subject to any time limit.
We reserve the right to modify, limit, or discontinue the Free tier at any time. If we discontinue the Free tier, we will provide at least thirty (30) days' notice and allow you to export your data before access is removed.
7. Acceptable Use
You agree not to use the Service to:
- Engage in any activity that violates applicable local, national, or international laws or regulations, including landlord-tenant laws in your jurisdiction.
- Scrape, crawl, or use automated means to extract data from the Service, or access the Service through any automated tools other than officially provided APIs.
- Resell, sublicense, or commercially redistribute the Service or any part of it without our prior written consent.
- Misrepresent your identity, impersonate any person or entity, or falsely claim an affiliation with any person or organisation.
- Harass, abuse, threaten, or intimidate other users, tenants, or any individuals through the platform.
- Attempt to circumvent any usage restrictions, access controls, rate limits, or security measures of the Service.
- Upload malicious code, conduct denial-of-service attacks, or attempt to gain unauthorised access to our systems or other users' data.
- Use AI features to generate fraudulent, deceptive, or intentionally misleading documents.
Violation of this policy may result in suspension or termination of your account at our sole discretion.
8. AI-Generated Content
Zurently offers AI-powered features, including but not limited to AI-assisted lease agreement generation. These features are provided as productivity tools to help you draft documents more efficiently.
AI-generated content is provided for reference purposes only and does not constitute legal advice. Zurently is not a law firm, and the Service does not create an attorney-client relationship. We strongly recommend that you consult a qualified legal professional in your jurisdiction before relying on any AI-generated lease agreement or other legal document.
We do not guarantee the accuracy, completeness, or legal compliance of any AI-generated content. AI outputs may contain errors, omissions, or clauses that are not enforceable in your jurisdiction. You are solely responsible for reviewing, verifying, and adapting any AI-generated content before using it in a real-world context.
Zurently shall not be held liable for any loss, damage, or legal consequences arising from your reliance on AI-generated content without independent legal review.
9. Intellectual Property
The Zurently platform, including its software, design, user interface, graphics, trademarks, logos, and all related documentation, is owned by or licensed to Zurently. All rights not expressly granted in these Terms are reserved.
These Terms do not grant you any right to use the Zurently name, logo, or branding for any purpose without our prior written consent. You may not copy, modify, distribute, reverse-engineer, or create derivative works based on the Service.
You retain full ownership of all data, content, and documents you upload to or create within the Service (“Your Content”). By using the Service, you grant us a limited, non-exclusive, royalty-free licence to store, process, and display Your Content solely for the purpose of providing the Service to you. This licence terminates when you delete Your Content or close your account.
10. Data Ownership & Portability
Your data belongs to you. We do not claim any ownership rights over the property records, tenant information, lease documents, financial data, or any other content you store in Zurently.
You may export your data at any time using the export features available in the Service. We are committed to making your data portable and accessible to you in standard, widely used formats.
You may request deletion of your data at any time. When you delete your account or specific data, we will remove it from our active systems in accordance with our Privacy Policy. Some data may be retained in backups for a limited period as required for operational or legal purposes, after which it will be permanently deleted.
11. Limitation of Liability
The Service is provided on an “as is” and “as available” basis, without warranties of any kind, whether express, implied, or statutory. To the fullest extent permitted by law, we disclaim all warranties, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
To the maximum extent permitted by applicable law, Zurently and its operator, Shin Park, shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service, including but not limited to:
- Errors, inaccuracies, or omissions in AI-generated content, including lease agreements and financial calculations.
- Service downtime, interruptions, or unavailability, whether planned or unplanned.
- Loss of data resulting from user error, account deletion, or circumstances beyond our reasonable control.
- Loss of revenue, profits, business opportunities, or goodwill.
- Unauthorised access to your account by third parties.
In no event shall our total aggregate liability to you for all claims arising out of or relating to these Terms or the Service exceed the total amount of fees you have actually paid to Zurently during the twelve (12) months immediately preceding the event giving rise to the claim.
Nothing in these Terms shall exclude or limit liability for fraud, wilful misconduct, death, or personal injury caused by our negligence, or any other liability that cannot be excluded or limited under applicable law.
12. Indemnification
You agree to indemnify, defend, and hold harmless Zurently, its operator Shin Park, and any affiliates, from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or related to:
- Your use or misuse of the Service.
- Your violation of these Terms or any applicable law or regulation.
- Your reliance on AI-generated content without obtaining independent legal advice.
- Any dispute between you and your tenants, contractors, or other third parties.
- Any content you upload, store, or transmit through the Service.
This indemnification obligation shall survive the termination of your account and these Terms.
13. Termination
By Us: We may suspend or terminate your account if we reasonably believe you have violated these Terms. Except in cases of severe or repeated violations, we will provide you with reasonable notice and an opportunity to remedy the issue before terminating your account. In the event of suspension or termination, we will provide you with a reasonable period to export your data.
By You: You may delete your account at any time through the Settings page in the Service. Upon deletion, your subscription (if any) will be cancelled, and your data will be removed in accordance with our data retention practices described in the Privacy Policy.
Upon termination for any reason, the following provisions shall survive: Intellectual Property, Limitation of Liability, Indemnification, Governing Law & Dispute Resolution, and any other provisions that by their nature should survive termination.
14. Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the Republic of Singapore, without regard to its conflict of law principles.
In the event of any dispute arising out of or in connection with these Terms or the Service, the parties agree to first attempt to resolve the dispute in good faith by contacting each other via email. You may reach us at support@zurently.com. The parties shall have a period of thirty (30) days from the date of written notice to reach an amicable resolution.
If the dispute is not resolved within the thirty (30) day period, either party may submit the dispute to the exclusive jurisdiction of the courts of the Republic of Singapore.
15. Modifications
We reserve the right to update or modify these Terms at any time. When we make material changes, we will notify you at least thirty (30) days before the changes take effect via email to the address associated with your account and/or through a prominent notice on the dashboard.
Your continued use of the Service after the effective date of the revised Terms constitutes your acceptance of the changes. If you do not agree to the updated Terms, you must stop using the Service and may delete your account before the changes take effect.
16. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision shall be modified to the minimum extent necessary to make it enforceable, or if modification is not possible, it shall be severed from these Terms. The remaining provisions shall continue in full force and effect.
The invalidity or unenforceability of any provision in one jurisdiction shall not affect the validity or enforceability of that provision in any other jurisdiction.
