Terms of Service

These Terms of Service (“Terms”) govern your access to and use of RentSmart, a property management software platform operated by RentSmart Pte. Ltd., a company incorporated in Singapore (“RentSmart”, “we”, “our”, or “us”). By accessing or using our platform, you agree to be bound by these Terms. If you do not agree, do not use the Service.
1. Service Description
RentSmart provides an AI-powered rental property management platform designed for landlords primarily in Singapore (SG), Taiwan (TW), Hong Kong (HK), and Malaysia (MY). The Service includes tools for lease management, rent tracking, expense logging, receipt OCR, AI-assisted lease generation, maintenance request tracking, and tax-ready financial reports.
The Service is a software-as-a-service (SaaS) product accessible via web browser and mobile application. We reserve the right to modify, suspend, or discontinue any feature at any time with reasonable notice.
2. Account Registration
To use RentSmart, you must create an account by providing a valid email address and password, or by authenticating via a supported third-party provider (e.g., Google). You must be at least 18 years of age and have the legal capacity to enter into a binding agreement.
You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You must notify us immediately at support@rentsmart.sg if you suspect any unauthorised access to your account.
Each account is for use by a single organisation or individual landlord. Business plan subscribers may add team members as permitted within their subscription tier.
3. Subscription Plans & Pricing
RentSmart offers the following subscription tiers:
- Free Plan: One (1) property, core features, no credit card required, no expiry.
- Pro Plan: Up to ten (10) properties, SGD $20 per unit per month (or equivalent in supported currencies), billed monthly. Includes AI lease generator, WhatsApp reminders, receipt scanner, tax-ready reports, and maintenance tracking.
- Business Plan: Eleven (11) or more properties, SGD $15 per unit per month. Includes everything in Pro plus multi-user access, accountant portal, Xero integration, and API access.
Prices are shown in Singapore Dollars (SGD) unless otherwise stated. Currency conversion for non-SGD markets is indicative only. We reserve the right to change pricing with thirty (30) days' written notice to existing subscribers.
4. Acceptable Use Policy
You agree not to use RentSmart to:
- Violate any applicable local, national, or international law or regulation.
- Process data relating to illegal rental arrangements, including unlicensed short-term lettings or illegal subletting of HDB units without the required approvals.
- Upload malicious code, conduct denial-of-service attacks, or attempt to gain unauthorised access to our systems or other users' data.
- Reverse-engineer, decompile, or extract source code from the Service.
- Resell or commercially exploit the Service without our prior written consent.
- Impersonate another person, entity, or RentSmart.
- Use the AI features to generate fraudulent or misleading documents.
We reserve the right to suspend or terminate accounts that violate this policy, with or without prior notice depending on the severity of the violation.
5. Intellectual Property
All intellectual property rights in the RentSmart platform, including but not limited to software, design, trademarks, and documentation, are owned by or licensed to RentSmart Pte. Ltd. These Terms do not grant you any right to use our trademarks, logos, or branding without prior written consent.
You retain ownership of all data and content you upload to RentSmart (“Your Content”). By uploading Your Content, you grant us a non-exclusive, worldwide, royalty-free licence to store, process, and display Your Content solely to provide the Service to you. We do not claim ownership of your property data, lease documents, tenant information, or financial records.
AI-generated output (such as lease drafts) is provided as a starting point only. You are responsible for reviewing and adapting any AI-generated content before use. RentSmart does not provide legal advice, and AI-generated leases are not a substitute for review by a qualified legal professional.
6. Data Privacy
Your use of RentSmart is subject to our Privacy Policy, which is incorporated into these Terms by reference. We are committed to protecting your personal data in accordance with the Singapore Personal Data Protection Act 2012 (PDPA) and applicable data protection laws in the markets we serve.
By using the Service, you consent to the collection, storage, and processing of your personal data as described in our Privacy Policy.
7. Payment Terms
Paid subscriptions are processed through Stripe, Inc. By subscribing to a paid plan, you authorise us to charge your payment method on a recurring monthly basis. All charges are in SGD unless otherwise agreed.
Subscriptions are billed in advance at the start of each billing cycle. If a payment fails, we will attempt to collect payment up to three (3) times over seven (7) days before suspending your account. Your data will be retained for thirty (30) days following suspension to allow you to reinstate your subscription.
All prices quoted are exclusive of applicable taxes. Goods and Services Tax (GST) at the prevailing Singapore rate (currently 9%) will be applied where applicable to Singapore-based subscribers.
8. Cancellation & Refund Policy
You may cancel your subscription at any time from your account settings page. Cancellation takes effect at the end of your current billing cycle. You will retain access to paid features until the end of the paid period.
We do not provide pro-rated refunds for partial months. If you are dissatisfied with RentSmart and cancel within fourteen (14) days of your first paid subscription, you may request a full refund of your first month's payment by contacting us at support@rentsmart.sg. This refund right applies once per account.
Upon cancellation, your account will revert to the Free plan (limited to one property). Your data will be retained for twelve (12) months, after which inactive data may be deleted in accordance with our data retention policy.
9. Limitation of Liability
To the maximum extent permitted by applicable law, RentSmart, its directors, employees, and partners shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service, including but not limited to:
- Loss of revenue, profit, or data.
- Errors in AI-generated lease documents or financial calculations.
- Disruption or unavailability of the Service.
- Unauthorised access to your account by third parties.
Our total aggregate liability to you for any claim arising out of or relating to these Terms or the Service shall not exceed the greater of (a) the total fees paid by you to RentSmart in the three (3) months immediately preceding the event giving rise to the claim, or (b) SGD $100.
Nothing in these Terms excludes liability for fraud, death, or personal injury caused by our negligence, or any other liability that cannot be excluded by law.
10. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the Republic of Singapore, without regard to its conflict of law principles. The United Nations Convention on Contracts for the International Sale of Goods does not apply.
11. Dispute Resolution
In the event of a dispute arising out of or in connection with these Terms or the Service, the parties shall first attempt to resolve the dispute amicably through good-faith negotiations. Either party may initiate this process by providing written notice to the other party.
If the dispute is not resolved within thirty (30) days of such notice (or such longer period as agreed), either party may refer the dispute to the Singapore International Arbitration Centre (SIAC) for resolution by arbitration in accordance with its rules, with the seat of arbitration in Singapore and proceedings conducted in the English language.
Notwithstanding the above, either party may seek urgent interlocutory or injunctive relief from a court of competent jurisdiction.
12. Modifications to Terms
We reserve the right to modify these Terms at any time. We will notify you of material changes by email or via an in-app notification at least fourteen (14) days before the changes take effect. Your continued use of the Service after the effective date constitutes your acceptance of the revised Terms.
If you do not agree to the revised Terms, you may cancel your subscription and cease using the Service before the effective date.
